Icynene Attic Insulation: The San Jose Owner’s Guide
We stock and install Icynene spray foam and Icynene-compatible attic insulation across San Jose, with typical installed pricing running $2,800 – $7,400 depending on attic square footage and foam depth. Same-day and next-day appointments are available, and a live person answers our phone 24/7. Most owners call us because they’ve noticed rooms running hot in July, a PG&E bill that climbed without explanation, or actual moisture beading on attic sheathing. The short version: if your Icynene was sprayed years ago, or sprayed thin, or sprayed by someone who rushed the job, it may be underperforming right now and you wouldn’t know until the damage shows up.
Which Icynene Models This Applies To
Icynene has been sold under several product names over the years, and the compatibility question matters more than most homeowners expect. The original Icynene Classic (open-cell, half-pound foam) was the workhorse of San Jose attic retrofits in the 2000s. Icynene ProSeal and Icynene ProSeal LE are the closed-cell versions, denser and better for our damp winter months. Icynene Lite is the newer open-cell formulation with a finer cell structure. Here’s the gotcha: you cannot simply spray any foam over an existing Icynene layer and expect it to bond. Open-cell over closed-cell creates a vapor trap. Closed-cell over damaged open-cell requires the failed section to be removed first or the new foam delaminates. When we arrive, we check the label on the existing foam (usually stamped on the rim joist area or an attic knee wall), measure the depth with a probe, and confirm the density before we quote anything. OEM Icynene material is what we order direct, but for certain repair scenarios we carry Demilec and CertainTeed equivalents that meet the same ASTM specs at a friendlier price point. We’ll tell you which one we’re using and why, in writing, before we spray.
Signs Your Icynene Attic Insulation Is Failing
- Upstairs bedrooms run 10 – 15 degrees hotter than downstairs in summer. Icynene open-cell loses R-value if it was sprayed too thin or compressed. In Willow Glen bungalows with tight roof pitches, we routinely find foam depths of 3 – 4 inches where 9+ were specified.
- Your cooling bill creeps up every August even though your AC is serviced. When attic foam shrinks or pulls away from rafters, the thermal barrier breaks. Air leaks around the foam edges, and your AC works overtime against a hot attic that can hit 130°F in San Jose summer.
- You find damp insulation or frost on the roof sheathing in winter. This is the classic sign of improper vapor control. Open-cell Icynene lets moisture pass; if the installer skipped the vapor barrier or sprayed foam over wet wood, condensation forms and sits.
- You smell something musty or see discolored patches on the foam itself. Rodents burrow through open-cell foam. Once they tunnel, the foam loses structural and thermal integrity in those paths and needs to be cut out and re-sprayed.
- The foam has turned dark orange or crumbly at the top surface. Icynene foam degrades under UV exposure. If roof vents or gaps let sunlight hit the foam, the top layer oxidizes and turns brittle over the years.
Replacement Cost & What’s Included
Here’s what we quote in San Jose right now, installed and finished, based on the hundreds of attics we’ve walked:
- Small attic repair (under 400 sq ft, one section of failed foam): $850 – $1,600
- Typical San Jose attic re-spray (800 – 1,200 sq ft, removing old failed foam and re-applying open-cell): $3,200 – $5,800
- Full closed-cell ProSeal upgrade (800 – 1,200 sq ft): $5,400 – $7,400
- Attic air sealing plus Icynene Lite top-up (common in older Willow Glen and Rose Garden homes): $2,800 – $4,500
The range comes down to three factors: how much old foam has to be removed, how difficult the access is (low-slope San Jose ranchers are a different job than a two-story Campbell-style attic with a scuttle hole), and which formulation matches the moisture profile of your roof assembly. Every quote we hand you is a written price before we start. No change orders from “unexpected conditions” because we inspect the attic before quoting. The work carries the Aspen 365-Day Done Right Promise: if it fails within a year, we come back and fix it for free. In writing.
DIY or Call Us?
You can safely check a few things yourself. Look in the attic for foam that has pulled away from the rafters, measure the depth with a ruler, and check for dark spots or tunnels. That’s your inspection. What you should not do is buy a two-part foam kit from a big-box store and try to patch Icynene. The chemistry doesn’t match. Store-bought foam cures at a different density and won’t bond to the existing Icynene surface. You’ll create a seam that leaks air and traps moisture. Worse, spray foam chemicals are exothermic during application: they generate heat. In an enclosed San Jose attic in August, a homeowner with no respirator and no training is taking a risk that isn’t worth the $400 they’d save. Call (669) 220-7044 and let us put eyes on it. FAQs
Properly installed Icynene should hold its R-value for 30+ years, but in San Jose attics we often see failures at the 10 – 15 year mark due to UV exposure, rodent damage, or moisture issues from our foggy winter mornings. The failure isn’t the foam chemistry; it’s the installation conditions.
Yes, and that’s what we do for about 40% of our Icynene calls. We cut out the failed section, prep the edges so the new foam bites, and re-spray. The repair is invisible to the eye and matches the original R-value. The key is matching open-cell to open-cell and closed-cell to closed-cell, which is a compatibility detail most homeowners miss.
A single-section repair runs 2 – 4 hours. A full attic re-spray in a typical San Jose rancher is a one-day job, sometimes stretching to a day and a half if we’re removing significant old foam and air sealing first. We’ll tell you the window before we start and show up when we say we will.
We stock Icynene Lite and ProSeal on our San Jose trucks, plus Demilec and CertainTeed equivalents for repair matching. If you specifically need OEM Icynene Classic for an older home, we order it and typically have it in 2 – 3 business days. We also carry Reflectix radiant barrier when the job calls for it.
